There is also a lifestyle question. After you PCS, you may be thousands of miles and several time zones away. Someone will need to handle tenant issues, repairs, maintenance and emergencies. A property manager can handle much of the local work, but you still own the house and you still make the important decisions.

On the other hand, selling means giving up the property. If you have a favorable mortgage, strong equity or simply believe keeping the home fits your long-term financial plans, that deserves serious consideration too.

I would not make this decision because someone says, “Never sell Hawaii real estate,” or because being a landlord sounds like easy passive income. Put the sell option and the rental option next to each other and compare the real numbers, the risks and what each choice does to your next move.
