You may not need to remove every piece of furniture or make the house look like a model home. The goal is to make it clean, organized and easy for buyers to understand.

In other situations, the pack-out itself solves much of the preparation problem. Furniture disappears. Closets empty. Extra belongings are gone. That may create an excellent opportunity for a deep cleaning, minor touch-ups and professional photography before the home goes on the market.

What I would try to avoid is allowing the schedule to happen by accident: movers on Tuesday, cleaners on Wednesday, photographs whenever someone can fit you in, and a flight off island two days later. That leaves very little room to fix something unexpected.

There is another decision to make before you leave: what happens if the house has not sold? Who has access? Who checks the property? How will showings, repairs, inspections and other local issues be handled after you are at your next duty station?

The best listing date is not automatically before the pack-out or after it. It is the date that gives your home the best presentation without turning the final weeks of your PCS into chaos.
